A fairer partnership

Putting the earnings back into the pockets of landlords.

You worked hard to own your property. Too often, landlords carry all the risk while others make more from their homes than they do.

At GCS Regal Stays we do things differently. We look after your property as a business: marketing it, welcoming guests, cleaning and maintaining it to hotel standard, and reporting to you clearly every month. Every arrangement is built to be a genuine win-win — fair returns for us, more money and far less stress for you.

Our approach
“Your investment deserves the care and attention of a five-star hotel — and the paperwork of a professional business.”
Two ways to partner

Choose certainty, or choose upside.

Every landlord and every property is different. After a free appraisal we’ll recommend the arrangement that suits your goals — and explain exactly why.

Guaranteed Rent

A fixed rent, paid on the same date every month.

We rent your property on a professional company let and operate it as serviced accommodation. You receive an agreed rent whether the property is booked or not.

  • No void periods and no tenant arrears
  • No management fees or letting commission
  • Day-to-day upkeep and cleaning handled by us
  • Property returned in the condition we received it, fair wear and tear excepted

Best for: landlords who want predictable, hands-off income.

About guaranteed rent
Why landlords choose us

A full-service partner, not just another agent.

Once we start working together, we take over every part of running your property as a predictably profitable business — without it becoming your second job.

Increased cash flow

Serviced accommodation can earn more than a standard let in the right location. We only recommend it where the demand is there.

Time freedom

Marketing, bookings, guests, cleaners and maintenance — we take it all off your hands and give you your time back.

Earn and learn

We’re open about how it all works. If you ever want to run serviced accommodation yourself, you’ll know how.

Compliance first

Consents, licensing, fire safety and certificates are checked before a single guest arrives — protecting you and your asset.

How it works

From first conversation to first payment.

A clear, six-step process — so you always know what happens next.

Consultation

We get to know you, your property and your goals in a free, no-obligation call.

Analysis

We assess local demand, pricing and regulations to find the strategy that works for your property.

Agreement

We put a clear written proposal in front of you. Nothing starts until you’re happy with every term.

Preparation

Compliance checks, furnishing advice, smart locks and professional photography — ready for guests.

Marketing

We list across leading booking platforms and corporate channels to build a steady flow of bookings.

Income

We do the work; you receive your rent or your earnings, with a clear statement every month.

Our commitments to you

Promises you can hold us to.

Landlords tell us their biggest worries are late rent, damage and partners who disappear. Here is how we answer them — in writing.

Paid on time

Rent or earnings paid on a fixed date each month, set out in your agreement.

Every guest vetted

Identity checks, clear house rules and security deposits on bookings.

Everything in writing

A clear contract with defined terms, responsibilities and exit options. We encourage independent legal advice.

Consents checked

We confirm landlord, lender, insurer and freeholder permissions before we begin.

Hotel-standard care

Professional cleaning and photo reports between stays mean issues are caught early.

Full transparency

Clear monthly statements showing bookings, income and costs. No hidden mark-ups.

The landscape has changed

Why more landlords are looking at serviced accommodation.

The Renters’ Rights Act has reshaped long-term letting in England, ending “no-fault” Section 21 evictions and moving tenancies onto rolling periodic terms from May 2026. Tax rules for holiday lets have changed too.

For some landlords, a professionally managed serviced accommodation or company-let arrangement now offers more flexibility and control. For others, a traditional let is still right. We’ll give you an honest view either way.

This is general information, not legal or tax advice. We always recommend speaking with your own solicitor and accountant.

Serviced accommodation vs. a standard let

  • Guests, not tenants — stays are paid before arrival, so there are no arrears to chase.
  • Pristine condition — the property is cleaned and inspected after every stay.
  • More control — under a managed partnership, keep dates free for family or your own use.
  • Higher potential income — nightly pricing that responds to demand, events and seasons.

Questions landlords ask

Straight answers, up front.

Do I need my mortgage lender’s permission?

Usually, yes. Most buy-to-let mortgages and insurance policies need to permit short stays or company lets. We help you check this before anything is signed, and we will not proceed without the right consents in place.

What happens if a guest causes damage?

Guests are vetted and we take security deposits on bookings. Our cleaning team photographs the property after every stay, so any issue is spotted quickly. Guest damage is recovered from the guest, the deposit or the booking platform’s protection programme, and put right promptly.

How long is the agreement?

It depends on the arrangement and the property. Terms, notice periods and break clauses are agreed with you up front and written into the contract.

Who pays the bills and council tax?

Under guaranteed rent, we normally take responsibility for utilities, Wi-Fi and council tax or business rates during the agreement. Under a managed partnership these are running costs of the business and are shown clearly on your statement.
