Getting started

The basics

What is serviced accommodation?

Serviced accommodation is a fully furnished home let for shorter stays — from a few nights to several months — with hotel-style services such as cleaning and fresh linen. Guests are typically contractors, business travellers, families and people relocating.

What is the difference between guaranteed rent and a managed partnership?

With guaranteed rent, we rent your property on a company let and pay you a fixed rent every month, whether or not it is booked. With a managed partnership, we manage the property on your behalf; you keep the booking income less our management fee. See the side-by-side comparison.

Is “rent-to-rent” legal?

Yes, when it is done properly — with the landlord’s written agreement and the right consents, licences and safety measures in place. Problems arise when operators sublet without permission or ignore the rules. We do neither.

What kind of properties do you work with?

Mainly one to four-bedroom apartments and houses in good condition, close to town centres, hospitals, universities, business parks or transport links. Furnished or unfurnished properties can both work.

Does it cost anything to find out?

No. The strategy call and property appraisal are free and there is no obligation to proceed.

Rent, fees and payments

How much rent or income could my property make?

It depends on the property, its location and local demand. After a free appraisal we’ll give you a clear figure for guaranteed rent, or a realistic income estimate for a managed partnership, and explain how we reached it.

How much is your management fee?

Our fee is tailored to each property, depending on its size, location and the services needed. It is a share of booking income, so we only earn more when you do, and it is confirmed in writing before you commit.

When will I be paid?

On a fixed date each month, set out in your agreement, with a clear statement.

Who pays the bills and council tax?

Under guaranteed rent we normally cover utilities, Wi-Fi and council tax or business rates during the agreement. Under a managed partnership these are running costs paid from the property’s income and shown on your statement. Whether a property pays council tax or business rates depends on how often it is available and let; we’ll explain what applies.

Will this affect my tax?

It may. The tax rules for furnished holiday lets changed in April 2025, and every landlord’s position is different. We don’t give tax advice — please speak to your accountant, and we’ll happily share any information they need.

Your property

Care, damage and guests

What happens if a guest causes damage?

We vet guests, set clear house rules and take security deposits on bookings. The property is cleaned and photographed after every stay, so damage is identified quickly. Guest damage is recovered from the guest, the deposit or the booking platform’s protection programme, and put right promptly.

Who handles maintenance?

We handle routine upkeep and minor repairs. Larger items, such as replacing an appliance or structural work, are agreed with you in advance. Responsibilities are set out clearly in your agreement.

How do you make sure guests are suitable?

We check guest identity and booking history, apply house rules (including no parties), and prioritise longer stays from contractors, professionals and families.

Will the property be returned in good condition?

Yes. Under guaranteed rent, we return the property in the condition we received it, fair wear and tear excepted, supported by a detailed inventory and photos at the start.

Can I still use the property myself?

Under a managed partnership, yes — just block out the dates. Under guaranteed rent, the property is let to us for the term of the agreement.

Legal & compliance

Permissions, licences and contracts

Do I need permission from my mortgage lender?

Usually, yes. Many buy-to-let mortgages restrict short stays or company lets. We’ll help you check your mortgage terms and request consent before anything is signed. We will not proceed without the right permissions.

What about insurance?

Standard landlord insurance often doesn’t cover short stays. The property needs suitable specialist cover, and we’ll make sure the right insurance is in place before guests arrive.

I own a leasehold flat. Is that a problem?

Not necessarily, but some leases restrict short-term or business use. We’ll review the lease with you and, where needed, seek the freeholder’s consent.

What about licensing, planning and safety rules?

Before going live, we check local licensing and planning rules (including London’s 90-night limit where relevant), carry out a written fire risk assessment, and make sure gas, electrical and alarm requirements are met. In Wales, properties are registered on the national visitor accommodation register where required.

How long is the contract, and can I end it?

Terms depend on the arrangement and your goals. Length, notice periods and break clauses are agreed with you up front and written into the contract. We encourage you to have it reviewed by your own solicitor.

How has the Renters’ Rights Act affected landlords?

In England, from 1 May 2026, Section 21 “no-fault” evictions ended and most tenancies became rolling periodic tenancies. Owners can also face greater responsibility where properties further down a letting chain aren’t properly licensed — one more reason we check every licence and consent before we begin. This is general information, not legal advice.
